Joe Walters is a Principal with Mutual Development Partners and J. Walters Construction Co., which specializes in developing an constructing retail and industrial real estate projects across the southwestern United States. These companies currently have more than 20 projects from large to small under development.
Joe began working with Phillips Construction in Overland Park, Kansas, in 1974. After serving in the United States Marine as an air traffic controller, he returned to Phillips in 1981, and began working in Phoenix, Arizona in 1982 as a development manager, project manager, and superintendent. In 1987 he formed J. Walters Construction, where he completed projects for retailers such as Anheuser Busch, Americraft Carton, Earp Meats (a McDonalds distribution building) Kmart, Firestone, Walgreens, Phillips 66, Burger King, Smashburger and numerous of other national clients. All told, J. Walters Construction has completed projects in 21 different states. In addition, Joe built projects for his own account after forming Mutual Development Company, LLC, in 1989. Projects Mutual Development completed included retailers such as Walmart, Walgreens, Aldi, Ethan Allen, Americas Tire, Best Buy, Hobby Lobby, Islands, Claim Jumper, Old Navy, Raising Canes and Kragen Automotive, and were built from Kansas City west through Arizona, Texas, and on to California.
In addition to extensive retail construction, his extensive background includes projects in all sectors of real estate, including office, industrial, and multi family projects.
Mutual's biggest successes began in the late 1990s and early 2000s where both companies worked together to complete construction and development of projects in multiple markets such as with Monterey Shore Plaza in Palm Desert and projects in Scottsdale and Avondale, Arizona, and Texas, which continue to this day. At Monterey Shore Plaza, Joe repositioned a Costco shadow anchored center of 260,000 square foot development into a newly renovated center with an additional 82,000 square feet of retail space. This property was owned and managed until January of 2006 when it was sold. The company started developing properties in Arizona in 2004 when it developed two retail shopping centers in Scottsdale, Arizona. After the properties were fully leased, they were both sold in July 2007.
Beginning in 2005, Mutual developed Gateway Crossing, a 250,000 square foot shopping center in Avondale, Arizona, Gateway Crossing (which it still owned by Joe today) includes tenants such as Best Buy, Old Navy, Comerica Bank, Hobby Lobby, Island, Paradise Bakery, Claim Jumper, FedEx, Chipotle, Raising Cane's and other tenants. Mutual Development currently manages Gateway Crossing, and just competed a $40M refinancing of the project in February, 2017.
Through various partnerships, Mutual continues to develop properties in Arizona, California, and Texas.
In January 2020, Michael and long-time business associate, Joe Walters, formed Mutual Development Partners, LLC, a partnership to expand development properties throughout the southwest as well as the Midwest, where Michael is from.
Prior to starting this venture, Michael joined Mutual Development Company in April 2016 to focus on single tenant and multi-tenant development throughout California and the southwest with a focus on site identification and entitlements for the company. Prior to joining Mutual, Michael worked for over 18 years in industrial and retail brokerage, most recently with the Velocity Retail Group in Phoenix, Arizona, since 2002, specializing in retail development and brokerage services. He worked closely with Accelerated Development Services, utilizing this background in finance to provide underwriting and proforma analysis as well as his extensive background in leasing power centers and neighborhood shopping centers.
Having a long career in brokerage, Michael has represented numerous landlords such as Prologis, Duke Realty, First Industrial, Principal Financial Group, Sears Holdings Company, ScanlanKemperBard Companies, RED Development, Cypress Equities, Evergreen Devco, Kornwasser Shopping Center Properties, Mutual Development Company, and the Silk & Stewart Development Group, and many retail tenants in the west and southwest, including CVS/pharmacy, Quick Quack Car Wash, Mattress Firm, Popeye's Louisiana Kitchen, Paradise Bakery & Cafe, Rudy's Barbeque, Carl's Jr., and Del Taco.
Michael is originally from Columbus, Ohio where he specialized in commercial industrial real estate before moving to Scottsdale, Arizona in 2002. He is a graduate of The Ohio State University (BSBA: Real Estate and Urban Analysis)
Most importantly, he is the proud father of his 13-year-old daughter, Reese.
Audra joined us in April 2019 as a Transaction Coordinator and in 2021 was promoted to our primary Account Manager. Her attention to detail, time management and determination make her an asset to not only the company, but also our team. Some of Audra’s duties include vendor relations, tenant relations, Property Management accounting, Development Management accounting, correspondence organization, and more.
Audra graduated high school with honors, Society of Female Scholars’ recognition, her Certified Nursing Assistant Certification, as well as journalism awards. However, Audra found her niche when she joined our team, accounting. In her spare time, she enjoys traveling and spending time with friends and family.
Parker Robertson joined Mutual Development Partners in the summer of 2021. As a Development Manager he focuses on delivering projects on time and under budget. His experience in development comes from his time at Wadsworth Development Group and Woodbury Corporation. In his three years as a financial analyst for Woodbury Corporation where he informs investment decisions by analyzing financial information to forecast property income, expenses, and economic conditions.
Parker spent 5 years as a Project Manager for Wadsworth development Group. Manage internal and external teams to take projects from concept to land acquisition and through entitlement, leasing, construction, stabilization, and disposition. Major projects include150-acre mixed use development in Post Falls, ID (The Pointe), 95-unit boutique apartment project in Downtown Salt Lake City (Quattro), and 75-acre Top Golf anchored retail/office development in Midvale, UT (Riverwalk).
Parker’s passion and drive to succeed as a team can be attributed in part to his time as a college athlete. His abilities to problem solve and multitask have been tested and strengthened by being a father of four. In his spare time, you can find him in the soccer or football fields cheering on his children.
